Home improvements can give a fresh lease of life to your ragged property and add great value but figuring out what improvement to do, and how to pay for them is very important. You could go on spending hundreds of dollars building a new bathroom, kitchen or conservatory, but what would boost the value of your home the most? That is the question we would like to reflect upon. In this post, we will take a look at the best home improvement options, and how to fund them.

Extensions can differ greatly, from single-storey ones which almost increases the size of a house two times to jobs such as loft conversions and roof extensions, small extensions which are no taller than the tallest part of the existing structure etc. Since extensions can vary hugely, it is quite daunting to work out how much they could cost or the degree of value they will add to any property. Agreed, an extension done rightly that adds a good degree of space to your property in a way that augments the beauty of your home or adds character to it is an important selling point. A badly done work robs extension of its ability to improve the value of your home, and in worst cases may also make your turn away interested buyers away from your property. A good extension, on the other hand, not only increases the value of your property multifold but also makes you enjoy your stay at home for several years.

Loft Conversion

Adding another bedroom into your property can certainly contribute around 5 to 10% to the value of your property, however, it may eat into some living space. And, it may involve some groundwork as well.  A loft conversion, on the other hand, allows you to expand into your loft if there is room available. When built on top of an existing single-storey structure, a loft conversion job could offer some necessary space along with a decent return. The cost of the project may vary depending on the location and the size of your property, as well as the size of the conversion.

Extra Bathroom

An extra bathroom, for sure, is one of the most important features of a hot property with a lot of buyers looking for en-suites in particular. The cost of setting up an extra bathroom depends mainly on the type of fittings, fixtures and tiles you want to install and the kind of appliances it can accommodate.

Often regarded as the focal point of any home, a kitchen can reflect the personality and taste of a property owner. And, who knows, it may be one of the things a buyer may look to replace. Hence it helps to provide a attractive, ready-made space, the value of your property may go up a few points. Of late, the idea of having an open plan for living, dining and kitchen spaces has been gaining traction.

We are adding a nice deck out back of our house. We will not only get to enjoy the nice summer weather out there, but feel that it will add some value to our house when we sell. The goal isn’t to put on the deck for increased re-sale value, but for enjoyment #1. If it does help us sell (and we think it will) that is just icing on the cake!

    • @Jon – I think a deck can add a lot to a house. It’s extra “living” space if it’s done right. Hopefully you’ll get to enjoy soon! 😉

We are in the middle of putting down wood flooring, painting, and new baseboards. What a transformation! We probably saved around $8K by doing it ourselves!
