I ran across Method Homes a few years ago, but at that time, I don’t think they had as many prefabricated home designs to choose from. That has changed; they now have eight modular styles with varying sizes and pricing. My favorite, and how I came upon them again, is their cottage series. Designed to look similar to a Craftsman home, the Cottage Series would fit in just about any suburban neighborhood.

The Cottage Series homes can be seen as a completed project in the Orcas Islands in Washington, I believe, and are offered through Method Homes as a prefabricated modular home. Starting at just under $220,000 for the modular home, they are fairly reasonable, especially for a certified LEED sustainable building. Method also offers a complete price breakdown which includes soft costs, site prep, and modular home price.

Using their price guide, I roughly estimated that if I wanted to build their 1,680 square foot cottage in my area, I was looking at about $319K not including the cost of the land. Not too bad, considering 60-year-old homes in my area are selling for $370,000 and need A LOT of work and repair. Of course, the homes in my area come with land, but if I could find a lot for $100K, I’d be looking at a brand new home that would need minimal maintenance the first few years.

I love the idea of building my own home for a number of reasons:

  1. I can choose exactly the floor plan and design I want.
  2. I get a brand new house when it’s all said and done.
  3. No matter what my financial prospective looks like, I can always find an affordable modular home, even if it means living in a very small house, like under 800 square feet.
  4. Dove-tailing off number 3, if I still can’t afford a home in my area a few years from now, I might be able to build a retirement “get-away” with one of these styles of homes.

So many options to choose from and it’s fun looking.

  1. I’d have to do more research. The price seems about the same as building a house. $220k might sound cheap to someone in CA, but I think you can probably build a custom home at that price. I’m not a builder though so I don’t really know.

    • @Joe – I haven’t done the research regarding how much it would cost for a local builder to build a house, but I like the plans I’m seeing on Method Homes. However, building my own house is still just a lofty thought. 😉
